The Instant tenant credit check details your applicant's credit score, electoral register status & any adverse credit history including County Court Judgments, Bankruptcies or IVA (individual voluntary Arrangements). The Instant Credit check is ideal for those wishing to avoid high risk tenants who may have a history of debt or financial problems which may affect their ability to adhere to the terms of any proposed tenancy agreement.

Conveyance Searches
What is the Local Authority Search?
The local authority search is a search of the local authority's records, including planning, building control, highways department etc. It is a search of the subject property only and does not cover neighbouring properties, so for an example it would not reveal planning applications relating to properties or land in the area. A separate search, known as a Plan Search, would be needed for this.
Do I need a Local Authority Search?
Almost all transactions involving the transfer of ownership of dwellings, commercial properties, or unoccupied land, will require a Local Authority Search to be conducted as part of the conveyance process. Whatever the transaction, a Local Authority Search is a vital link in the conveyance process and can reveal information which will guide your decision on whether to make an offer or not, whether to re-negotiate the deal or whether to pull out altogether. As such, it is vitally important that you ensure that you get the best possible product available.
What Searches do I need?
Most common searches required for most property transactions are- Local Authority Search, Environmental Search, Flood Risk Search, Water & Drainage Search (CON29DW) and Chancel Check. How much is it? How long does it take?

EPC
Do I need an EPC?
If you are renting or selling a home you now need a certificate by law. From October 2008 EPCs will be required whenever a building is built, sold or rented.

Are there any add on fees afterwards?
No. We operate a flat fee policy. Once you have paid the above price, there is nothing more to pay. There are no hidden fees.
How long will the EPC take to complete?
We will contact you very shortly after you have placed the order to arrange a convenient time to visit the property. On average our EPC turnaround time is 3 working days.
Do you provide EPCs in my area?
Yes we are nationwide. We can provide EPCs in any part of England and Wales.
Will somebody need to visit my property?
Yes one of our trained domestic energy assessors will contact you shortly after you have placed your order to arrange a convenient time to visit your property. The visit will take approximately one hour and will include tasks such as measuring your rooms, checking for insulation and examining your light bulbs and boiler systems etc.
How long will the EPC last?
EPCs for rental properties last for 10 years.
