An official Local Authority Search or Regulated/Personal Local Authority Search provides a vast amount of information about a potential residential or commercial property purchase and is required by all mortgage lenders.
There are two parts to a Local Authority Search: a LLC1 form and a CON29 form.
The LLC1 search results give information about the property including:
- Relevant entries in the Local Charges Register
- Whether it’s listed or in a conservation area
- Building regulations
- Planning applications relevant to the property (granted or refused)
- Building control history
- Enforcement action
- Restrictions on permitted development
- Tree preservation order area
- In a smoke control area
The CON29 search results give information about any future local development plans that could affect your commercial property including:
- Nearby road schemes
- Contaminated land
- Radon gas information
In addition, the CON29 Optional or CON29(o) gives you the option to ask additional questions about public rights of way, areas of outstanding beauty, pipeline and pollution notices, or town/village greens.
