Mining Searches
Our commercial Coal Mining and Brine Search looks at whether your commercial property is in an area where coal mining or brine pumping has occurred in the past or is likely to do so in the future. Sometimes licences are awarded for future extractions.
We also look at whether there are any mine entrances that may cause subsidence, or underground coal/brine workings, or whether compensation for subsidence has been paid in the past or repairs carried out.
Chancel Repair Liability
Some properties in England and Wales have an obligation to pay for certain repairs to a local church, known as chancel repair liability. Since 2013 any information about land that’s bound by this liability has been recorded by the Land Registry and stored on the Title Register database.
A Chancel Liability Search by CNC Searches will let you know if the commercial property you’re purchasing lies within the parishes of a church and whether you’re required to pay the costs of repair.
Optional Questions:
A number of optional questions can be requested with your Local Authority Search. These are known as CON29O. The additional questions in the CON29O include: – road proposals by private bodies, public paths and byways, completion notices, parks and countryside, pipelines, noise abatement, urban development areas, enterprise zones, etc.
Commons Registration
If your property is in a rural area, or it borders a village green or if you’re purchasing agricultural land that has been developed, it’s worth carrying out Common Registration Search in accordance with the Commons Registration Act 1965.
A Commons Registration Report, sometimes known as a Common Land Search, carried out by CNC Searches will see if any part of your land can be used by the local community, if they have a right of access, or if you can obtain planning permission to develop the land. The report will show if your land is subject to rights of common and if it’s registered under the Land Registrations Act.
Flood Search:

It includes a manual assessment when a potential risk is found, resulting in more Passed reports. Designed to examine the overall risk of flooding, taking into account any flood defences present and how flood risk affects the surface water sources
Railways/Transport for London Search:
We provide railway searches for properties that may be affected by Transport for London projects. We also advise if a property may be affected by compulsory purchase powers.
We also provide information about existing railway services (London Underground, London Overground/Rail for London, Docklands Light Railway, TfL Rail/Elizabeth line and London Trams), and information on proposed services that have been confirmed and approved. Will provide proposal information on any of the current TfL schemes eg Crossrail & Crossrail 2, Northern Line extension, Bakerloo Line Extension, Barking River Extension.
